Choice of Service
To ensure a constant level of service, I limit the amount of properties that I manage at any given time. However, I offer a tenant find only service, maintenance call out service and administration service for those landlords who prefer to manages their own property but may need a little help along the way. I also offer landlords a free advice service on letting and any property related issues.
I will always be honest in my assessment of your property in order to attain the best possible market rent. It follows therefore that a well-maintained property, in a good decorative order will go towards this, whilst also achieving a higher rental figure. Tenants are also more inclined to treat such a property with greater respect.
Depending on the level of service you require, I will take care of the day-to-day management of the property for you. All my contractors have been recommended to me by my landlords and have worked with me since 2002. It is not a problem if you have a contractor and want to maintain their services for your property; in fact, it makes perfect sense.
When a landlord asks for full management on their property that is exactly what they get, I do not charge extra fees on top of any maintenance costs and you will receive a copy of all bills for works carried out. I never carry out any work on your property without your permission and all my prices are non VAT. Unlike some agents I do not include a long term agency "tie in " in my agency agreement, after all, it is your property.
