I am predominantly a letting agent but having had some great success at selling property for my landlords and I have always sold my own property, I am now offering sales as part of my services. I have listed below a brief outline of how I work but a copy of my full terms of business is available on request.
Before you instruct me in the sale of your property I will send you a copy of my terms of business. I am an independant agent, I work from home and I do not have staffing costs. I can therefore afford to charge you a fair and a reasonable set fee to sell your home. There is a set up fee payable to cover the costs of an Energy Performance Certificate (lasts for ten years), floor plans, professional photographs and a colour brochure. These documents are yours once you pay for them and so if the property does not sell or you need to withdraw the property, the particulars are available for you to use at a later date. There are no other costs to you until the property is sold and I operate a no sale no fee service.
I offer an online sales service only. I arrange all the necessary requirements to get your property advertised. All enquiries come through my office and I will manage those enquiries as per your instructions. I do not carry out viewings. You, the home owner will conduct all viewings to which I will give you guidance should you need it. All enquiries will be emailed to you and I will arrange all appointments for viewings in agreement with dates and times to suit you. Where necessary, I will visit your property to carry out a market appraisal of your property to ascertain the current market value. I do not use or supply advertising boards.
I will negotiate all offers and agree upon your instruction of sale in accordance with your instructions. Once an offer is agreed between you and a prospective purchaser, I will liaise with your solicitor, surveyor and prospective purchasers and their solicitor. I will keep you informed at all times on the process of the sale of your property.

I have limted space available for new landlords who are looking for full management. I do have ample space for those landlords who want me to find them a tenant only. I would still like to hear from any landlords with property in Bloxham, Deddington and Banbury as I have tenants who want to move to those areas.

The good news is that people are still investing in property for buy to let and they are in it for the long term. These people are investing in their long term future and the properties that they are bringing on to the letting market are in good order and well manitained. I recently took on a new landlord with a new property and I let it on the same day of instruction because I had the tenants waiting for the right property.
There are still positive investors out there but I repeat my advice of last year and that is to diversify between town and village properties, avoiding two bedroom apartments.
