Please note that some of the following terms will change from the 1st of June 2019.

Costs – I do not charge VAT

When a tenant decides to rent a property through me and before they sign anything, I give every prospective tenant a copy of my terms of business which lists all costs. The terms of business must be signed before any reference checks are processed and a copy of your passport must also be provided.

Reference fee: £265.00 for two people or £165.00 per single applicant. Reference checks include credit check, employment, previous address, Right to Rent and visa check. This fee is non refundable once the reference process has begun.

Guarantor: There is a further charge of £55.00 for referencing a single guarantor and preparing a guarantor agreement.

Settling the account: The following will become payable in cleared funds following completion of references: One month’s rent (payable in full once references are complete & non refundable)

Deposit: Six weeks rent to be held as a security deposit or two month’s for furnished properties or properties where pets are permitted. Payable in full at least five days prior to the start of the tenancy.

I use the Deposit Protection Service for all deposits and I am a member of The Property Ombudsman. CMP Insurance membership no: CMP005593.

Property Maintenance: During the tenancy, if you have a maintenance issue, I pride myself on being able to address the problem as quickly as possible. That is usually a next day service depending on the contractor required. All the contractors who work on my properties are insured. All properties (where required) have gas safety certificates.

Rents: Rent is paid calendar monthly by standing order 3 days in advance of the due date. The tenancy runs in “periods” The period starts on the tenancy start date and must end on the last day of that period i.e. tenancy start date is the 5th March, the tenancy must therefore end on the 4th of any given month thereafter. The tenant in most cases is responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Inventory and Check In: I always personally check every tenant into a property and there is no charge to a tenant  for this service. This involves walking through the property checking the inventory and making any notes as necessary. The inventory is then agreed and signed by the tenant and myself. Please note: where the property or an item in the property has been “professionally cleaned” at the start of the tenancy. The tenant must pay for the same standard of cleaning at the end of the tenancy.

Property Visits & Contact: I visit (on average) a property every three months. This gives the tenant a chance to discuss their plans, tenancy renewals and answer any queries they may have. Likewise, if you do not want to be at home when I call, that is no problem. Mid term property visits are carried out Monday to Friday only.

Tenancy Renewals: There is a Tenancy Renewal fee of £65.00 or £85.00 depending on the property. I always visit the tenants at home to sign a new agreement.

For all non-emergency: Call outs i.e. losing keys/being locked out of the property/misuse of an appliance/not at home when a pre arrange visit has been made with a contractor or PW Properties we will charge to you/the tenant a fee of £35.00 per hour to cover time and travel costs.

Check Out: Prior to check out, I will send each tenant a copy of my Departure and Cleanliness policy and a  list of local contractors, whom you may or may not use. I will always carry out a pre check out visit upon request.

Possible extra costs at check out: If the property is not returned in a good clean condition on the agreed day and time of check out, I reserve the right to bring in a professional cleaner at the tenants cost. In the event of extra work needed at the property an administration fee of £35.00 will become payable and any shopping for items that are missing, damaged or not replaced such as light bulbs will be charged at £19.00 per hour, plus the cost of the item.

Early Release: An early release fee is payable and the cost varies on whether the tenancy is Tenant Find Only or managed. For managed properties the cost is £345.00 and for tenant Tenant Find Only properties the cost is three weeks of the first months rent.


Please note; I do not manage HMO properties, I act for the landlord in finding a tenant only. I process the reference application, prepare the tenancy agreement and check each tenant into and out of a property.

The landlord pays all costs except for where a guarantor is required. Prospective tenants will have to pay a fee of £55.00 to begin the reference process. The £55.00 is refunded off the first months rent however, should the reference fail or the prospective tenant decline to go ahead with the rental, the £55.00 becomes non refundable.
