For those tenants who want to get at the front of the queue, please do call me and register your details at least six weeks in advance of moving.  I will be able to tell you what properties are coming available and when. 

When someone decides to rent a property through me and before they sign anything, I give every prospective tenant a copy of my Terms of Business. The Terms of Business must be signed before any reference checks are processed and a copy of your passport or form of identity must also be provided. 

Holding fee: A holding fee equivalent to one weeks rent is payable to reserve a property. This fee is refundable and given back to the tenant off the first months rent providing the tenancy proceeds. The fee is non refundable should the prospective tenant fail the Right to Rent Check/s; give false, misleading or lack of informationon the Terms of Business or the Reference Application. The holding fee will be held for a period of fourteen days to allow time for the landlord/s to agree to the tenancy and the agent to process the relevant checks.

Reference checks include Credit check; Employment past & present; Previous addresses; Right to Rent Check. 

Settling the account: The following will become payable in cleared funds following completion of references: One month’s rent (payable in full less the holding fee) and five weeks deposit.

For the avoidance of doubt permitted payments are as follows: Rent; Holding Deposit; Surrender of a tenancy (with landlord/s permission). Payments in respect of Council Tax; Utilities (electricity, gas water and sewage; Television licence; Telephone & Internet; Cable television& satellite television.Charges for losing and replacing keys, early release and changes to the tenancy are applicable. At the end of a tenancy charges against the deposit will be made for any damage and lack of or poor cleaning.

Property Maintenance: During the tenancy, if you have a maintenance issue, I pride myself on being able to address the problem as quickly as possible. That is usually a next day service depending on the contractor required and if replacement parts are needed. All the contractors who work on my properties are insured. All properties (where required) have gas safety certificates.

Rents: Rent is paid calendar monthly by standing order 3 days in advance of the due date. The tenancy runs in “periods” The period starts on the tenancy start date and must end on the last day of that period i.e. tenancy start date is the 5thMarch, the tenancy must therefore end on the 4th of any given month thereafter.  

Late rent:Is charged at the daily rate of 3% over the Bank of England base rate.

Utilities:The tenant unless otherwise stipulated in the tenancy agreement is responsible under permitted payments for Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Inventory and Check In: I always personally check every tenant into a property. This involves walking through the property checking the inventory and making any notes as necessary. The inventory is then agreed and signed by the tenant and myself. 

Check Out: Prior to check out, I will send each tenant a copy of my Departure and Cleanliness policy and a list of local contractors, whom you may or may not use. I will always carry out a pre check out visit upon request. Where the property or an item in the property has been “professionally cleaned” at the start of the tenancy, the tenant must ensure the same standard of cleaning at the end of the tenancy. If the same standard of cleaning is not applied a charge will be made against the deposit to bring in a professional cleaner.

Property Visits & Contact: I visit (on average) a property every three months. This gives the tenant a chance to discuss with me their plans, maintenance issue and answer any queries they may have. Likewise, if you do not want to be at home when I call, that is no problem. Mid term property visits are carried out Monday to Friday only.

Tenancy Renewals:I always visit the tenants at home to sign a new agreement.

For all non-emergencies: A call out for losing keys or any electronic fob, locking oneself out of the property will incur a charge of £19.00 per hour plus the cost of replacement keys. Where a locksmith is required the tenant will be responsible for the full cost of the locksmiths charges including replacement locks and keys.

Early Release request by tenant: An early release can only be granted with the landlords consent. The cost to the tenant for an early release is one months rent in full payable upon making the request and none refundable.

Change in tenancy: Any request by a tenant for a change in tenancy will be incur a charge of £50.00
